FINANCING

RDR Capital Group provides financing for commercial and residential non-owner occupied real estate projects.  Since most of our loans are short-term in nature and driven by the underlying asset, we are able to step in and provide funding for projects commercial banks will not.

INVESTING

 

We have a handful of close investors currently receiving above market returns ranging consistently above 8.5% without incurring above average risk.  All investments are secured by non-leveraged real estate and pooled through the Fortitude Fund family.  

COMMERCIAL LOANS

 

Our customer base includes builders, developers and rehab investors that can otherwise not secure consistent short-term financing through traditional means.  RDR provides bridge loans, fix and flip rehab and buy and hold financing for non-owner occupied properties seeking rental income.

MANAGEMENT

 

RDR Capital Group's management team has extensive experience with Commercial Real Estate, structured financing and investments.  We also have working partnerships with entities in the local markets we serve, mainly the Southwest Florida area.  RDR has the benefit of additional resources at our disposal to screen potential investments and offer property management services.

OUR VISION

RDR Capital Group focuses on commercial as well as non-owner occupied real estate held within legal structures such as LLC's.  We came together to fill a void in the marketplace and provide a quality experience based on the expertise of our founding partners.  RDR Capital Group's partners have a firsthand perspective on the current state of lending, borrowing and real estate practices.  We are a licensed lender and originator with the State of Florida as well. 

We understand why traditional sources of capital for commercial and consumer borrowers alike have become difficult to attain.  This holds especially true for those seeking short-term liquidity on a regular basis.  Often considered "bridge loans" or "construction loans", traditional banks are not very interested in providing shorter-term loans and if so they require excessive collateral as well as overkill on the creditworthiness of the borrower, not on the project or business itself.  It costs a bank just as much to underwrite a 30 year loan than a 12 month loan.  To any bank, a smaller shorter term loan will simply not provide enough return as opposed to a larger longer term loan to justify the effort.  Anyone who has ever applied for a mortgage knows the mountain of paperwork and how time consuming obtaining financing can become.  This translates into added costs for banks

As a result of the current environment, "Merchant Cash Advancers" have emerged in full force.  They provide loans to businesses at high interest rates based on the cash flow situation and not too different from credit card cash advances.  For real estate investors, Hard Money Lenders "HML" have appeared to fill the void left by banks unwilling to lend for real estate rehab projects.  However, many HML's have proven ill equipped to satisfy their responsibilities due to a lack of understanding and general knowledge of the financial markets as well as the compliance requirements conferred on lenders.  This holds especially true for residential owner-occupied properties governed by Dodd-Frank, the rules of which are considered Federal mandate and carry heavy penalties. 

RDR Capital Group brings a management team that experienced and worked through the real estate mortgage crisis from separate investment, asset management and Wall Street trading perspectives.  We saw firsthand how banks were deemed "too big to fail" and were provided capital at taxpayer expense through Quantitative Easing also known as QE1, QE2 and QE3.  We saw how new rules of engagement between banks and borrowers were crafted by many of the same institutions that created the mess in the first place.  Many of these rules favored the larger banks by default due to the excessive compliance and capital requirements placed upon smaller and mid-sized banks.  Since the larger banks do not want to make nominal shorter term loans, and since there are not many small and mid sized banks left that may want to do so, there is a liquidity void. 

Although RDR Capital Group was not actively lending when the sub-prime mortgage crisis occurred, each of our founding partners were close witnesses to the end result of the crisis.  Each of us were invested (but not leveraged), when the crisis hit and were therefore able to navigate the storm accordingly.  We were focused at the epicenter of the mortgage crisis itself in Southwest Florida, more specifically in Cape Coral, also referred to as "ground zero".  Collectively, our unique experiences and perspectives into finance and real estate make RDR Capital Group a reliable choice for financing, investing and managing your projects alike.

ROBERT ZIVKOVIC
PARTNER

Robert is a former U.S. Marine and served in the Bosnian conflict.  He has also served with National Security Agency for 2 years.  Robert founded Zivkovic & Associates Real Estate Services, LLC in 2004 and today runs one of the largest property management services firms is SW Florida.  Robert is an active father and an volunteer across SW Florida.  He has served on several planning board, committees including Parent Teacher Organization President in Cape Coral and on the School Advisory Council.  He donates to many local and national charities benefiting a variety of causes.

RAFAEL PAREDES
PARTNER

Rafael has worked in institutional Capital Markets throughout his career.  He has held various positions including VP of Public Finance for a Regional  Investment Bank in Florida, then VP of Portfolio Trading with Prudential Securities, Head of Program Trading with Fidelity Investments, Head of Sales and Trading with the Quantitative Trading Solutions Group at Cowen & Company, and Senior Vice-President of Portfolio Trading at Cantor Fitzgerald, all in New York City.  Rafael holds degrees in Finance and in Multinational Business Operations from Florida State University.

DAVE CRAGG
PARTNER

David has extensive experience in structured finance and hedge fund management.  Currently he is North Loop Capital Management's CFO and serves as CFO and COO of EntrepreneurShares as well.  Prior to joining North Loop, David served as both COO and CFO of Leuthold Weeden Capital Management with over $5 billion in assets.  David graduated from Westmont College with a degree in Economics.
